This page provides important information and downloadable forms for residents, contractors, and business owners needing permits for construction, remodeling, utility work, and food service operations.

Permits are required to ensure that all construction, land use, and utility connections meet safety standards and comply with city codes. Our process ensures quality, protects property values, and supports safe community growth.


Building Permits

Before beginning any construction, addition, or remodeling project, you must:

  1. Submit a completed Building Permit Application.

  2. Provide two (2) full sets of plans, including:

    • Drainage and contour layout

    • City service locations and any required extensions

    • Structural, foundation, plumbing, electrical, and fire protection details

  3. List licensed contractors, including:

    • General contractor

    • Master plumber

    • Master electrician

  4. Allow 3–10 business days for review and approval.

  5. Once approved, a printed permit card will be issued. This must be staked and clearly visible at the job site during all phases of construction.

  6. Permits are valid for 180 days (6 months). If work is not completed in that time, you must reapply and pay a new permit fee.

Note: Building permits are reviewed and issued under the authority of the City Manager.


Electrical Permits

All electrical work within the City of Daingerfield requires a separate electrical permit and must be performed by a licensed and insured electrician.

Requirements:

  • Master Electrician License and Master Contractor License (copies must be on file with the City)

  • Certificate of Insurance listing the City of Daingerfield as the certificate holder

  • Most permits must be pulled by the electrician; however, general contractors may pull permits for full-scope projects

Permit fees are outlined on the application form. Electrical inspections must be scheduled in accordance with the Inspection Schedule.


Plumbing Permits

All plumbing work within the City of Daingerfield also requires a separate permit and must be completed by a licensed and bonded plumber.

Requirements:

  • Master Plumber License (copy must be on file)

  • $1,000 Surety Bond made out to the City of Daingerfield

Inspections are required at three key phases:

  1. Buried rough-in

  2. Stack-out

  3. Final (after fixture installation)

Inspection Schedule

Inspections are conducted by licensed professionals for all construction phases, including building, electrical, and plumbing.

  • For slab construction: inspections occur before concrete pour, after framing, after rough wiring, and at project completion

  • For pier & beam construction: after piers/beams, before wall finish, and final

  • Plumbing inspections occur at three stages (see above)

Food Service Permits

All food establishments (restaurants, food trucks, mobile vendors, etc.) must have a current City-issued food service permit. Requirements include:

  • 1–2 inspections per year

  • At least one Certified Food Manager on staff

  • Proper sanitation and storage practices

Applications and inspection coordination are handled by the Code Compliance Office.

Do I need a permit to build, remodel, or add to my home or business?

Yes. Any new construction, structural alterations, additions, or major renovations require a building permit issued by the City. This ensures your project complies with city codes and safety standards.

Who reviews and issues building permits?

The City Manager oversees the building permit process, with reviews conducted by licensed inspectors.

How long does it take to get a permit approved?

Please allow 3 to 10 business days for review. Once your application and plans are approved, you will be notified that your permit is ready to pick up.

How long is a building permit valid?

Building permits are valid for 180 days (6 months). If your project is not completed in that time, you must reapply and pay the permit fee again.

Where do I post the permit once it’s issued?

The permit card must be posted on a stake at the property line facing the street and remain visible throughout construction.

Can I do my own electrical or plumbing work?

No. All electrical and plumbing work must be completed by a licensed professional who is registered and bonded with the City of Daingerfield.

Do electricians and plumbers need to be licensed with the City?

Yes.

  • Electricians must provide a Master Electrician license, Contractor license, and Certificate of Insurance.

  • Plumbers must provide a State Master Plumber license and a $1,000 bond.

Who schedules inspections for electrical and plumbing work?

The licensed contractor (or general contractor) must call City Hall at 903-645-3906 to schedule inspections at least 18 hours in advance.

When are inspections required?

Inspections are required at specific phases of construction. See the Inspection Schedule for details. Common stages include:

  • Before pouring concrete (slab)

  • After framing

  • After electrical rough-in

  • After final work is completed

What happens if the inspector cannot access the building?

If the inspector cannot access the site due to a locked door or no entry instructions, a reinspection fee may apply.

Do I need a permit to operate a food truck or restaurant?

Yes. All food service operations must obtain a City of Daingerfield food service permit and undergo regular inspections by the Health Inspections Officer.

How often are food establishments inspected?

Typically 1–2 times per year, or more often if violations are found or complaints are received.

Who handles mobile food vendor permits?

Mobile food vendor permits are issued through the Daingerfield Police Department. Call 903-645-2114 for information.
